I recommend you DO NOT BUY LAND in Pend Oreille County unless you want to take the chance of your property not being what you were sold. Pend Oreille County Planning does not put any effort into ensuring that dedicated legal esaements are developed and maintained. That means that people claim the dedicated legal easements as their own property, put up no trespassing/provate property signs on the dedicated legal easement that was part of your purchase. Then you have to spend thousands of dollars to prove the easement is, in fact, part of your subdivision. Pend Oreille County Planning will do nothing to help you re establish the legal boundaries. They collect the fees for the nice looking plat maps but that’s all they do. They could care less if the easements are ever developed into roads as they are supposed to be or if people just simply lay claim to them and call them their own. These situations turn hostile and dangerous very fast because the people who claim these legal dedicated easements will fight to the finish to keep property that isn’t their property. Pend Oreille County Planning encourages and allows this to happen and when you try to get help from them they just shrug their shoulders, and tell you, “that’s how it is here”. | Be VERY careful before you buy anything in Pend Oreille County!
